Realtors and agents keep certain properties for themselves and their clients.  After a decade or two in the trade we develop a roster of homes that are not on the market in the formal sense but which are available.  In the business we call them Pocket Listings.  They may be homes nearing completion, properties that are for sale but only for the right price or homes that are coming to market soon.  There's nothing sneaky going on, the sellers just aren't ready for a full-on marketing push.

If you are interested in these properties, or ones like them, you need to call for details.  In order to get full details you'll need to sign an exclusivity agreement stating that you are not working with another agent and that all offers for these properties will be through me ONLY.  If you are working with an agent they WILL NOT be compensated at this time on these properties.
