Owners in Distress:   In foreclosure or default?  The best advice is to act quickly and decisively.  It may be that a refinance or lender forebearance will solve the problem but it also might be that selling is the best choice.  If you have missed payments or are already getting notices you need to act now to maintain control of your transaction, the options open to you narrow quickly as time slips away.  We have been successful in stopping sales and negotiating with lenders for time to get you a more graceful exit and can also bring money to the table to STOP A FORECLOSURE if you have waited that long to act.  Regardless of what direction you go, please, do not delay taking action...there will come a point in time where it is simply too late.  Ignoring the mail and calls from your lender is a VERY BAD idea.

Liquidating or Re-positioning Investors:

1031 Exchangors: If you are in an exchange you know that the time frames to act ARE NOT NEGOTIABLE.  You miss a date, you WILL pay taxes.  Period.  Reverse exchanges are expensive and can be easily avoided by arranging a cash sale with co-operative buyers who know the rules of the exchange game.

Divorce Family/Related:   Regrettably, sometimes we encounter sales that are court ordered or come about for reasons beyond the owners’ control.  We can help here with any number of structures such as below market or no cost rent backs so that the kids can stay in school or the family can relocate with less stress in a very stressful time.

Just Gettin’ Out of Town:    I've sold homes for folks who had hundreds of thousands in equity and were simply not interested in going through the whole sign in the yard and dealing with months of buyers traipsing through the house and then an escrow that might or moght not close...they want the house sold and they want to get on with a new life... If you just want to sell it and split…pack up and go to Costa Rica to golf and surf we'll have to on your way, cash in hand, in only days. 

Heirs:   Four kids inherit a house.  Only one lives in town.  Two of them are broke and need money now.  One doesn’t care.  The local heir has no time or interest to handle business for a sale.  This is a can of worms for the local heir because he or she will be doing ALL the work and the best option really is a liquidation sale.
