When You Need It Sold NOW...Cash Talks


If you need to sell a property RIGHT NOW, for whatever reason, we have resources available to you to pay cash for your property and get the sale done without paying commissions, making repairs, or waiting for the buyers’ lender to make a decision.  Our investors are sophisticated, proven performers  who do not diddle around...they get busy on day one of a sale and close in as few as 10 days...that's fast!  With marketing times stretching and sales cooling it's good to have this as option.  Some examples of sellers who might use this option are;

Dilapidated Property:  Certain properties are in such a bad state of disrepair that they're way past the fixer upper stage and can't be financed, that makes it almost impossible to sell them.  Lenders insist on habitability...heaters, roofs, windows, plumbing, carper and such.  A cracked slab means no lender will touch your property.  If you have a property that has notices of abatement, or has been condemned, you know that the options open to you are very limited.  In these cases a cash sale makes sense.  All sales are As-Is with all faults. 

Stigmatized Properties:  Got mold?  Rodents?  Vermin?  Good luck trying to sell that one!  Properties that are mold infected have special liabilities for sellers that can linger LONG after the sale.  As-Is sales to savvy, sophisticated buyers are the preferred route to minimize legal issues and also to assure a clean closing where everyone knows exactly what is being sold.  With  the right disclosures and liability releases you can be assured that the deal will not come back to bite you on the ass.

Short Sale Fell Apart:  As you've heard, or learned, many short sales fall apart for any number of reasons.  The lenders often take too long to approve the sale and the buyers disappear or perhaps the seller needs to stop the sale for personal reasons, or the buyer needed closing costs paid and the lender said no, or the lender wants a little cash from the seller and they don't have it...Cash buyers can work around any of these speedbumps.  At some point in a short sale the seller stops caring about the sale price and just wants a deal put together that will close without any BS.  We're standing by to make that happen.

1031 Exchangors:  If you're in an exchange you know that the I.R.S. time frames to act ARE NOT NEGOTIABLE...if you miss a date, you WILL pay taxes.  Period.  Reverse exchanges are expensive and can be easily avoided by arranging a cash sale with co-operative buyers who know the rules of the exchange game.

Divorce Family/Related:   Regrettably, sometimes we encounter sales that are court ordered or come about for reasons beyond the owners’ control.  We can help here with any number of structures such as below market or no cost rent backs so that the kids can stay in school or the family can relocate with less stress in a very stressful time.

Just Gettin’ Out of Town:    I've sold homes for folks who had hundreds of thousands in equity and were simply not interested in going through the whole sign in the yard and dealing with months of buyers traipsing through the house and then an escrow that might or might not close...they want the house sold and they want to get on with a new life.  If you just want to sell it and split…pack up and go to Costa Rica to golf and surf we'll have to on your way, cash in hand, in days, not months. 

Heirs:   Four kids inherit a house.  Only one lives in town.  Two of them are broke and need money now.  One doesn’t care.  The local heir has no time or interest to handle business for a sale.  This is a can of worms for the local heir because he or she will be doing ALL the work for some fraction of the pay.  I've seen this scenario destroy families.  Sometimes the best option really is a liquidation sale. 

Owners in Distress:   In foreclosure or default?  The best advice is to act quickly and decisively.  It may be that a refinance or lender forebearance will solve the problem but it also might be that selling is the best choice.  It's also possible that letting the home go is the wisest choice.  Only by exploring ALL your options can you If you have missed payments or are already getting notices you need to act now to maintain control of your transaction, the options open to you narrow quickly as time slips away.  We have been successful in stopping sales and negotiating with lenders for time to get you a more graceful exit and can also bring money to the table to STOP A FORECLOSURE if you have waited that long to act.  Regardless of what direction you go, please do not delay taking action...there will come a point in time where it is simply too late.  Ignoring the mail and calls from your lender is a VERY BAD idea.

Transferees: Military, corporate Re-location, family emergency...if you simply cannot carry two households this may be your solution.  Our offers are rock solid.

Liquidating or Re-positioning Investors:  Experienced investors know that a sure sale is money in the bank.  As other opportunities come along you can take advantage of them by knowing that the property you are liquidating WILL close escrow ON TIME.
